Find an apartment

There are many ways to live in the Kotka-Hamina region. You can choose between renting, owning, or right-of-occupancy housing. You can also buy your own plot of land and build a house on it. On this page, you will find more information on how to find a home that suits you.

Rent an apartment

Rental apartments are often in blocks of flats, but you can also rent an apartment in a terraced house or a detached house. Rents can vary quite a lot from one area to another. The most expensive are usually in city centres.

Housing can be rented from companies, individuals, cities, foundations or insurance companies. It is also worth checking whether your employer offers housing for employees.

Owner-occupied housing

In Finland, the most popular form of housing is owner-occupied. There can be quite a lot of variation in house prices. The price is affected by factors such as the age and condition of the apartment and the residential area.

If you buy an apartment from a housing company, you usually have to pay a monthly maintenance fee. The fee usually depends on the building’s renovations, the size of the apartment and whether the housing company owns or rents the land.

For owner-occupied housing, you usually apply for a bank loan. You can ask local banks for a loan quote. To get a loan, you need a regular income and often a stable job.

Right to Housing

For a right-of-occupancy apartment, you first pay a right-of-occupancy fee, which is usually around 15% of the apartment’s price. In addition, you pay a monthly maintenance fee for living there. The amount of the maintenance charge depends on the apartment and the location. To apply for a right-of-occupancy apartment, you must have a queue number, which can be obtained from the website of the State-subsidized Housing Construction Center (only in finnish) Factors such as age and wealth may affect your eligibility for right-of-occupancy housing.

Student accommodation

There are also separate rental apartments for students in the cities. These are usually slightly cheaper. You can apply for student accommodation as soon as you have a place at university. You must be a full-time student living in student accommodation and you must be making progress in your studies. It is usually possible to live in student accommodation for the entire duration of your studies.
